Viewings & availability

When you can walk through

Viewings are booked in forty-minute slots so there is time to open cupboards, run a tap and stand in a room without someone waiting in the hall.

Thursday

17:30 – 20:00. Evening slots, useful if you want to see how a street sounds after work.

Saturday

09:30 – 16:30. The main viewing day; open houses are held in the morning block.

Weekdays

By arrangement, including early morning before 09:00 where the seller agrees.

Second viewings

Always offered before an offer is formalised, and you are welcome to bring a builder.

Sunday

No viewings. Enquiries sent on Sunday are answered first thing Monday.

A house shows differently at eight in the morning than it does at noon. If a property is a serious contender, see it twice, at two different hours.

Worth bringing

  • A tape measure, if a particular piece of furniture has to fit.
  • Your mortgage agreement in principle — it decides how an offer is received.
  • A list of the three things that would make you walk away.
  • Whoever else has to live there. Second-hand impressions cost weeks.
  • Questions about the lease, boundary or heating — I will find out rather than guess.

Early access

  • Registered buyers hear about a new instruction before photography is finished.
  • Pre-launch viewings are offered when a seller wants a quieter sale.
  • Registering costs nothing and does not sign you up to anything.

Neighbourhood notes

The four districts, plainly

Ash Grove is small enough to walk across in an hour and varied enough that the same budget buys four different lives. Here is how I describe each one to buyers before we book anything.

Birch Quarter

Character
Low-density post-war plots, several rebuilt in the last decade. Wide verges, quiet at night.
Typical stock
Four-bedroom detached houses and contemporary single-storey replacements.
Suits
Families wanting space and parking, and anyone who dislikes shared walls.
Trade-off
You will drive for a pint of milk.

Linden Vale

Character
Victorian terraces on a gentle slope, mature street trees, resident parking.
Typical stock
Two and three-bedroom terraces, a handful of converted maisonettes.
Suits
First purchases and downsizers who want to walk to everything.
Trade-off
Gardens are narrow and most houses need a damp check.

Alder Fields

Character
The edge of the parish — lanes, cottages and three working smallholdings.
Typical stock
Cottages, barn conversions and the occasional plot with outline consent.
Suits
Buyers who want outbuildings, growing room or a workshop.
Trade-off
Private drainage and oil heating are common; budget for surveys.

Mill Reach

Character
Converted industrial buildings along the water, the busiest part of town by day.
Typical stock
One and two-bedroom leasehold apartments, a few live-work units.
Suits
Single buyers, couples and anyone letting out while working elsewhere.
Trade-off
Check the service charge history before the price; it tells you more.

Working with me

The order things happen in

No stage is a surprise and none of it is automated. If something slips, you hear it from me before you hear it from a solicitor.

  1. A conversation first

Twenty minutes on what you actually need, what you can move on, and what your timeframe really allows. No property details yet.

  2. A shortlist, not a mailing list

I send three or four homes worth your Saturday, with the reservations attached. If a house has a problem you should know, it is in the email.

  3. Viewings and a second look

Forty-minute slots, then a repeat visit at a different hour. I will tell you what I would want surveyed.

  4. Offer and position

We agree a number and the terms around it — timing, fixtures, conditions. I present it in person, then confirm the outcome in writing.

  5. Through the chain

Weekly updates while searches and surveys run, whether or not there is news. Silence usually means someone has stopped working.

  6. Keys and afterwards

Handover in person, meter readings noted, and a list of the trades locally who actually turn up.

About the agent

Rowan Ellerby

I started out doing valuations for a regional chain and left because the job had stopped being about houses. Ash Grove is a four-district town and one person can genuinely cover it, so that is what I do — every viewing, every negotiation, every awkward phone call about a survey.

What that means in practice: you will not be passed to a progression team, you will not be chased to use an in-house mortgage adviser, and if I think a house is wrong for you I will say so on the pavement outside rather than after the deposit.

Questions

Asked often, answered properly

How do you arrive at a valuation?
From completed sales of comparable houses in the same district over the previous six months, adjusted for condition, plot and orientation — then sense-checked against what is currently competing with you. Asking prices are opinions; completions are evidence. I will show you the comparables I used, including the ones that do not flatter the number.
What do you charge, and when is it payable?
Selling fees are a single percentage of the agreed price, quoted in writing before you instruct me, with no separate charges for photography, floor plans, particulars or accompanied viewings. It is payable on completion, not exchange. Buying representation is a fixed fee agreed at the outset. There are no renewal fees and no automatic rollover.
What happens if the chain stalls?
You hear from me weekly regardless, because silence is usually the problem rather than the absence of one. I keep contact with every agent and solicitor in the chain and will tell you plainly where the delay sits. Where a link looks unlikely to complete, we discuss options early — bridging, a back-up buyer, or renegotiation — rather than waiting for it to collapse.
A survey has come back with problems. Now what?
First we separate the findings that are normal for the age of the building from the ones that change the value. Then we get two written quotes for the work that matters. With figures in hand there are three routes: renegotiate the price, ask the seller to carry out the work before completion, or walk away. I will give you my honest view on which is realistic, but the decision is yours.
Do you handle lettings or rental appraisals?
I do not manage tenancies. I will give you a realistic rental appraisal when you are weighing letting against selling, particularly for the leasehold flats at Mill Reach where service charges affect the yield, and I can point you to two local managing agents I trust. Nothing is paid to me for that referral.
How long does a sale usually take here?
From agreed offer to keys, expect somewhere between ten and sixteen weeks for a freehold house with a straightforward chain. Leasehold typically adds three to five weeks because the management pack has to be requested and paid for. Unregistered titles and private drainage in Alder Fields can add more. I give you a date range at the start and revise it honestly rather than optimistically.
